Nvidia Stock Gets a $105 Billion OpenAI Bet: The AI Boom Just Entered a New Phase

Nvidia stock has a new $105 billion catalyst – and a new risk – as the chip giant agreed on August 17 to backstop a massive OpenAI data-center project in Pike County, Ohio. Nvidia will provide credit support for an initial 4.25 gigawatts of AI infrastructure, become the exclusive compute supplier at the site and invest another $1.5 billion in developer SB Energy, effectively using its balance sheet to help secure years of future demand for Nvidia hardware.

The commitment is not a $105 billion cash payment today. Nvidia’s SEC filing makes clear that the figure represents the cumulative cap on residual-value guarantees tied to OpenAI’s leases, with Nvidia potentially responsible if specified default events occur and the property cannot be re-leased or sold at its guaranteed value.

That distinction is crucial for investors.

This may be one of Nvidia’s boldest attempts yet to turn its financial strength into long-term AI-chip demand—but it also puts the company’s balance sheet more directly behind the infrastructure boom it has helped create.

Nvidia Stock Gets a $105 Billion AI Infrastructure Catalyst

Nvidia disclosed the agreement in an August 17 Form 8-K filed with the Securities and Exchange Commission.

The company entered into multiple residual-value guarantees covering leases for approximately 4.25 gigawatts of IT load at the PORTS-Pike Technology Campus in Ohio. Its aggregate payment obligation is capped at $105 billion for that initial commitment.

Nvidia also has the option to provide credit support for approximately another 3.8 gigawatts at the campus.

OpenAI will lease the infrastructure, while SoftBank-backed SB Energy will build, own and operate the data center.

The lease is expected to run for 20 years.

Most importantly for NVDA shareholders, the infrastructure will use Nvidia’s full-stack DSX AI factory platform, including its GPUs, CPUs and networking technology. Nvidia says it will be the exclusive AI compute infrastructure provider at PORTS-Pike.

That makes the transaction much more than a financing arrangement.

Nvidia is effectively helping remove the biggest physical constraints preventing customers from buying more Nvidia systems: land, electricity and completed data-center buildings.

Nvidia Is Not Writing OpenAI a $105 Billion Check

The headline figure is dramatic enough to create confusion.

Nvidia is not immediately investing $105 billion in the Ohio facility, nor has it promised to hand OpenAI that amount in cash.

The guarantee works differently.

According to the SEC filing, Nvidia’s obligations can be triggered if OpenAI becomes insolvent and defaults on a lease or fails to make required lease payments. Nvidia would then generally cover the shortfall between the guaranteed minimum value of the relevant lease and the amount recovered by re-leasing or selling the property.

Nvidia could alternatively assume the lease, require SB Energy to find another tenant or pursue a sale.

There is another important protection.

OpenAI has agreed to reimburse and indemnify Nvidia for amounts Nvidia actually pays to SB Energy under the guarantees.

The maximum headline exposure is therefore not the same thing as an expected loss.

Still, this is a genuine off-balance-sheet obligation large enough that Nvidia filed it as a material definitive agreement.

Investors should treat it seriously.

Why Nvidia Is Willing to Take the Risk

The potential commercial payoff is enormous.

Nvidia CEO Jensen Huang told Reuters that the initial Ohio site could eventually contribute as much as $200 billion in Nvidia revenue. Across a broader 16-gigawatt relationship with OpenAI, Nvidia could generate as much as $600 billion in revenue through 2030, according to Huang’s estimates reported by Reuters.

Those figures are projections, not contracted revenue guidance.

But they explain why Nvidia is willing to use its balance sheet.

AI customers do not merely need GPUs.

They need electricity, grid connections, cooling systems, networking, physical buildings and financing before millions of accelerators can even be installed.

By helping guarantee the physical infrastructure, Nvidia may accelerate the moment when customers can actually purchase its computing systems.

In other words, the company is not simply waiting for AI demand.

It is helping finance the conditions that allow that demand to become revenue.

OpenAI Is Taking Nearly 8 Gigawatts in Ohio

The scale of PORTS-Pike is difficult to overstate.

OpenAI says it has agreed to secure approximately 8 gigawatts of IT capacity at the Pike County campus. Construction is expected to run through 2032, with capacity coming online in phases beginning in 2028.

SB Energy and SoftBank plan to build at least 10 gigawatts of new energy generation to support the project.

They also plan to spend at least $4.2 billion on regional grid infrastructure through a partnership with AEP Ohio.

The first Nvidia-backed deployment will cover 4.25 IT gigawatts.

Nvidia retains an option to extend its involvement over the remaining capacity.

OpenAI says the project is expected to support 35,000 construction jobs during the six-year buildout and approximately 2,500 permanent operating jobs.

For Nvidia investors, however, the most important number is the power capacity.

Gigawatts have effectively become a proxy for future AI-chip demand.

Nvidia Is Turning Its Balance Sheet Into a Sales Weapon

This deal illustrates an important change in Nvidia’s strategy.

The company has accumulated extraordinary financial firepower from the AI boom and can now use that strength to shape the infrastructure market surrounding its products.

Nvidia separately announced on August 10 that it was working with Apollo, BlackRock, Blackstone, Brookfield, Goldman Sachs and KKR on financing platforms intended to mobilize more than $500 billion of third-party capital for AI infrastructure.

The Ohio guarantee pushes that strategy further.

Instead of only selling accelerators after a data center has been built, Nvidia can help make enormous projects financially viable and then become the preferred—or exclusive—hardware supplier.

That could create a powerful competitive moat.

A rival chipmaker would not merely have to outperform Nvidia’s silicon.

It might also have to compete against Nvidia’s software ecosystem, networking portfolio, customer relationships and financing support.

The Circular Financing Question Is Getting Harder to Ignore

There is a bearish interpretation.

Nvidia is increasingly investing in, financing or supporting companies that then use the money or infrastructure to buy Nvidia products.

That has raised concerns among investors about so-called circular financing.

Reuters noted that scrutiny has intensified as Nvidia uses partnerships and capital commitments to accelerate AI infrastructure spending. Huang rejected the characterization that the Ohio transaction represents circular financing.

The distinction matters.

A healthy financing ecosystem can unlock economically productive infrastructure that customers genuinely need.

Circular funding becomes dangerous if suppliers effectively finance demand that would not exist without the supplier’s own money.

The ultimate test is therefore not how many gigawatts are announced.

It is whether OpenAI and other customers generate enough sustainable cash flow from AI services to support leases, debt payments and continuous hardware upgrades.

That question may take years to answer.

Nvidia Earnings Show Why It Can Make a Bet This Big

Nvidia’s current financial performance explains how a $105 billion guarantee is even possible.

The company generated a record $81.6 billion of revenue in fiscal Q1 2027, up 85% from the previous year. Data Center revenue reached $75.2 billion, representing 92% year-over-year growth.

GAAP operating income reached $53.5 billion.

Net income was $58.3 billion.

Nvidia also authorized an additional $80 billion of share repurchases and increased its quarterly dividend.

Those numbers illustrate a remarkable financial transformation.

Nvidia is no longer merely a semiconductor company selling chips into an industry investment cycle.

It is generating enough cash and profit to help influence how that cycle gets financed.

Management previously guided for approximately $91 billion of fiscal Q2 revenue, plus or minus 2%, despite assuming no Data Center compute revenue from China in that forecast.

That underlying growth provides significant capacity to pursue infrastructure partnerships.

Nvidia Stock Is Already Valued for Massive AI Growth

The catch is valuation.

Nvidia stock was trading around $225 on August 18, giving the company a market capitalization of approximately $5.49 trillion and a trailing price-to-earnings ratio near 34.

At that size, even spectacular growth has to continue for the shares to outperform dramatically.

A $200 billion potential Ohio revenue opportunity sounds enormous.

But investors must consider the time frame, cost of hardware, gross margins, customer concentration and the possibility that future generations of GPUs become more competitive.

The market is also increasingly demanding evidence that AI customers can monetize the infrastructure they are purchasing.

If OpenAI, hyperscalers and other customers continue generating rapidly expanding revenue from AI services, Nvidia’s financing strategy could look brilliant.

If returns on AI infrastructure disappoint, investors may start examining those guarantees much more aggressively.

OpenAI Concentration Is Becoming a Bigger NVDA Risk

OpenAI is strategically important to Nvidia.

That makes its financial health increasingly important too.

Nvidia and OpenAI announced a broader partnership in September 2025 targeting at least 10 gigawatts of Nvidia systems, with Nvidia saying at the time that it intended to invest up to $100 billion progressively as each gigawatt was deployed.

The Ohio project deepens that relationship.

OpenAI now sits at the center of infrastructure commitments potentially involving hundreds of billions of dollars of Nvidia hardware.

If OpenAI becomes one of the world’s dominant AI platforms, Nvidia could capture extraordinary revenue.

But concentrated exposure cuts both ways.

Anything that damages OpenAI’s ability to fund infrastructure—slower revenue growth, stronger competition, regulatory constraints or financing stress—could affect Nvidia indirectly.

The Ohio guarantee turns some of that indirect customer risk into explicit contractual exposure.

Could the Ohio Deal Strengthen Nvidia’s Moat?

There is another strategic angle investors should not overlook.

PORTS-Pike will not simply contain Nvidia GPUs.

Nvidia says it will use its complete DSX AI factory architecture, spanning CPUs, GPUs, networking, facilities and software.

That reinforces Nvidia’s transition from component supplier to platform company.

Every layer that becomes integrated with Nvidia technology raises switching costs.

If future AI data centers are designed from the ground up around Nvidia systems, competitors such as AMD and custom accelerators from hyperscalers may find it more difficult to displace Nvidia simply by offering cheaper chips.

Infrastructure financing could therefore become another part of Nvidia’s moat.

The company is effectively saying: it can help customers find the compute, networking, software, land, power—and now potentially the financing—to deploy AI at unprecedented scale.

Few semiconductor companies can match that proposition.

Outlook: What Nvidia Stock Investors Should Watch Next

For Nvidia stock, the Ohio announcement is both bullish evidence of extraordinary AI demand and a warning about how capital-intensive the next stage of the boom has become.

Investors should watch when the first 4.25 gigawatts reach ready-for-service status, because Nvidia’s guarantee obligations generally become relevant only after the applicable lease begins and specified conditions have been satisfied. The first capacity is expected to start coming online in 2028.

They should also watch Nvidia’s coming earnings for evidence that demand remains strong enough to justify commitments of this magnitude.

Most importantly, shareholders need to distinguish between guaranteed exposure and expected cash spending.

Nvidia has not written a $105 billion check to OpenAI.

It has done something potentially more strategically significant: placed part of its balance sheet behind the infrastructure required to keep the AI spending machine running.

If OpenAI fills those data centers and turns gigawatts into profitable AI services, Nvidia may have just secured one of the largest future hardware opportunities in corporate history.

If that demand disappoints, however, Wall Street may discover that Nvidia is no longer merely selling the AI boom—it is helping underwrite it.
